Rodent proofing our house. 

There is a cavity under the front portion of the house where rats are able to get into and then enter the house through pipework etc. 

I'd like a rodent fence sunk down in front of the house to block the cavity. This would require digging up the soil that runs around the perimeter of the house, down the foundations.

It's a bit dated internally and externally. I believe a considerable size or full refurb is needed. In addition, I am considering to remove the wall between the kitchen and living room to have a larger living room. 

Would like to have your opinion for the cost estimation, please kindly instruct me what information or requirement I needed to give for better estimation. here are few points I can think of. 

- full refurb 
- remove wall between kitchen and living room. 
- remove the shed in garden. 
- repaint the upper part of the house
- leak inspection and potential re-roof
- replacement of all windows

It'd be very nice if you can offer a breakdown and suggest any potential nice-to-have items so I can justify based on my budget.
